Imagine paying $100,000 for a property—only to discover you never actually received the deed.

This can happen with land contracts. You make every payment, finally pay off the property, and assume you’re the owner.

But if no deed was delivered or held in escrow, you may have a title problem. If the seller won’t—or can’t—provide the deed, a quiet title action may be the legal process used to resolve ownership. 🏠

Once you lose capacity, you can’t simply sign a power of attorney.
