The real estate market is local. The news headlines are national.

Every week, I see articles predicting housing crashes, bidding wars, market booms & market slowdowns. The challenge? Most of those stories are built around national data.

Here in Royal Oak, Berkley, Ferndale, Madison Heights & Clawson, what I’m seeing is a market that continues to reward preparation.

Well prepared homes - meaning clean, decluttered + organized - that are priced appropriately are attracting strong interest & in some cases, multiple offers.

Buyers are being thoughtful, but when the right home appears they’re moving quickly.

Sellers are receiving market feedback fast. If a home isn’t generating activity early, it’s usually time to revisit pricing, strategy or presentation.

The most important data isn’t what’s happening nationally - it’s what’s happening in the neighborhood you’re buying into or selling from.

The moving truck era begins! 🚚

Having worked for a handful of years together in our 'restaurant days', Klajdi called me back in 2023 to help him purchase his first home - this Clinton Twp condo. He had since earned his position as a Detroit Firefighter & was ready to plant roots.

Time had evolved, his condo's equity had increased & he was shifting his career path into new territory. He called again - this time to become a first-time-seller!

We met to review his game plan, timeline & improvements to the home. We coordinated a few small repairs, a professional home clean & professional photography to make this condo's first impression a home run.

After one weekend of multiple showings, an open house & follow up conversations, Klajdi accepted an offer & now, has successfully closed on the sale of his first home.

I'm ever grateful for those restaurant days & the relationships that we've continued to hold - they have become true friendships ❤️

Before You List In 2026 | Part 5 of 5 | Inspection Expectations 💪🏼

A home inspection during your home sale is a normal part of the process. Taking time to assess & identify possible hiccups prior to accepting an offer may help you to mitigate some issues, saving time & stress.

You’ll likely receive a long list of items: just know that not all will come back with a direct repair request. Some can be adopted by your buyer post closing.

Knowing what to expect ahead of time makes all the difference.

This sounds simple, but it’s a game changer: don’t just choose the house - choose the neighborhood.

3 things to check before you fall in love:

1. Parking and access for you and guests.
2. Noise and lighting - heavy road traffic nearby? Trains? Barking dogs?
3. Commute reality - test it during the time that you’ll actually be making it.

Making a move is a deep process with a lot of thinking parts. DM me if you are ready to start planning.
