Meanwhile, sellers know another wave of competition is coming as back-to-school arrives & new competition makes one final push to move before year-end.

So if you’re buying: don’t automatically scroll past the older listings. There may be room for conversation.

Buying the house is only part of the plan.

The bigger question is: what will you have left after closing?

It is easy to focus on the down payment, closing costs & writing a competitive offer. But the first few months of homeownership usually come with a few extra expenses too - moving costs, small repairs, new locks, window coverings, lawn equipment & the occasional appliance deciding it has contributed enough.

In this month’s blog, I’m breaking down why buyers should protect their savings, keep a home reserve & avoid spending every available dollar just to get the keys.

People assume I sell houses.

The truth is… houses are just the address.

What I’m really working toward is helping people build the life they want inside them.

Sometimes that’s a growing family finally finding a backyard where the kids + dogs can run.
�Sometimes it’s helping empty nesters simplify the next chapter.
�Sometimes it’s guiding siblings through the emotional process of selling a parent’s home with a little less stress & a little more confidence.

Those are the moments that matter.

& beyond that…

Every home I help buy or sell creates another opportunity to give back. Every closing allows me to donate to a local charity chosen by my clients, support community events + invest in the neighborhoods that have given so much to my own family.
