I was walking through a neighborhood in Canton this week, and I wanted to share what this spring market actually feels like on the ground.

The buyers are out. Open houses across Cherokee County are getting real traffic. The families who need to be settled before August are actively making decisions right now.

But this is not 2022. You cannot list above market and wait for a bidding war. In Woodstock, homes are averaging 39 to 54 days on market. In Canton, it is closer to 50 to 60. The homes sitting longest almost always have one thing in common: they launched at a price that made sense to the seller but not to the buyers who walked through.
