Mortgage Rates: A Little Perspective Goes a Long Way

If you've been following mortgage rates, you've probably noticed they're hovering around 6.66% for a 30-year fixed loan. While that's higher than the historically low rates we saw during 2020 and 2021, it's important to remember that those rates were an exception—not the norm.

Looking at the bigger picture, today's rates are actually lower than the peaks we experienced in 2023, when 30-year mortgage rates approached 8%. Over the past year, rates have remained relatively stable and have even trended slightly downward.

What does that mean for buyers?

It means many people who have been waiting for rates to "crash" may continue sitting on the sidelines while home prices gradually increase. The reality is that if rates do decline meaningfully in the future, buyer demand is expected to increase as well—creating more competition and potentially driving home prices higher.

Remember, you can refinance your interest rate later, but you can't go back and buy today's home at yesterday's price.

For many buyers, purchasing now and refinancing when rates improve can make more financial sense than waiting indefinitely for the "perfect" rate.
