One of the most important steps of buying a home is the Home Inspection.

The home inspection reveals the inner strengths and weakness of the home you're buying. This is your one shot before you're the owner of either a hot mess or a good investment to get the seller to pay for these items. Pay strict attention to items that might be a red flag. Further items of damage or obligation that you'll need to address as the owner is unknown.

Many sellers are going to offer you a cash credit to deal with any items of concern on the report. Don't take this. It's very important that you dig deep before you're the owner. 9 out of 10 once you start digging you're going to find more damage than what that seller's going to pay you for. It's very important you don't miss this step.

Some agents will be happy to accept that credit and close your home sale. As soon as you're the owner of this home you're going to start repairing those issues. Your about to find out that you need a lot more money, and there was more damage than what your agent had you find out prior to being the owner of. And now that financial burden is yours.

This is why you need it good experienced agent when you're going to buy a house and not the run of the mill agent with little experience who's going to soak you with that repair bill. They more concerned about closing the home then what they were tying you into as the new owner after closing.

More information about today's Real Estate conditions in this market of 2025. I believe the best response is just to prep your home correctly in the beginning and then your buyer wont be disappointed. Also a good strong but gentle agent to get you through it. ❤️💪

Condition is such a big deal to buyers. I know, that doesn't sound like anything new, but there is a true hypersensitivity about condition in today's market that we need to consider. One of my true talents is teaching people to build equity. Having the Golden 1 foreclosure account for over 4 years, I had to come in after the Foreclosure was complete and remedy the house. In doing that you need to be creative and 100% accurate of upgrades that will improve the home sellability and purchase price. Mainly we put in new carpet, Granite counters, since this was at the time that Granite was all over the place, and paint on the interior. Sometimes it we also included an exterior paint. I still love doing this work today.
This is on my own home. I needed to provide more shade I didn't have much cement around my pool and cement right now is at an all-time high. It was going to cost me over 7k to 9k for not a whole lot of cement. So I decided instead to build a big cover off the back of my house and then I could move some of my lounge chairs and tables in this direction. Almost complete!
