The same goes for bathrooms. Being too specific with your search criteria can eliminate great properties before you even get a chance to see them.

The trick? Search for what you NEED, not just the exact numbers you have in mind.

When buyers walk through a house, the big features get all the attention—the kitchen, primary bedroom, backyard, finished basement.

BUT the little things are what you're going to interact with every single day.

Great.
Now go back at 7 or 8 PM.

Turn on the lights. Walk through the rooms. Look outside. Listen.

Can you see the walkway clearly? Are headlights coming through the bedroom windows? Is there more traffic noise? Did all the street parking disappear once everyone got home?

None of those things automatically make a house good or bad. The question is whether they matter to YOU.

A showing tells you what a house looks like.
A second visit starts telling you how it lives.

That's the difference between simply falling in love with a listing and making an informed decision.
