The recent performance activity of the 10 year treasury bond is what is really fueling higher rates, not so much any Federal Reserve moves as is widely reported in the news media. Yesterday the 10 year Treasury went over 5.0 briefly, for a variety of reasons. China continues their efforts at currency manipulation with large sell offs, and idiotic domestic economic policy continues to devalue the dollar with talk of another round of free money to the masses, which will almost certainly increase inflation numbers again. (Will we EVER learn?)
The end result is that homes with mortgages that have existing low interest rates and are assumable will become more valuable than the homes that do not, as mortgage rates will soon top 7% once again.
Unfortunately, I don’t think this will do anything to curb pricing, since it will further shrink the housing supply when people decide it isn’t worth selling their home and getting rid of their current 3% interest rate. What it will do with shrink overall volume.
