Don’t compare the asking prices first.

Compare what it will actually cost you to own the homes.

On Long Island, two houses with similar prices can feel very different financially once you look at the property taxes, condition, major systems and the work one house may need after closing.

That’s one reason I think buyers should slow down before saying, “This one costs less, so it’s the better buy.”

Sometimes it is.

Sometimes it absolutely isn’t.

Here’s something I think buyers sometimes get backwards about Rocky Point.

You’re not just choosing a house. You’re choosing whether Rocky Point itself fits the way you want to live.

That matters with a home like 24 Canary Road.

It’s a 3-bedroom bungalow with nearly a century of character, but the updates are very much about living today — central air, an electric heat-pump system, tankless hot water, ENERGY STAR qualified appliances and a roof that’s only about a year old.

Then there’s the fenced backyard, deck, fire-pit patio and detached garage.

But I’d still tell a buyer: don’t decide whether you like the house until you decide whether you like Rocky Point.

Here’s something about Rocky Point that newer residents may not realize.

Long before it became the year-round community we know today, Rocky Point had a very different identity — summer homes, beaches and even railroad service bringing people out from New York City.

That history is still part of what makes Rocky Point feel different from a lot of Long Island communities. It didn’t start as another subdivision that happened to get a town name.

So I’m curious, especially from the people who have been here a long time:
