Okay, yes—you saw a lot of posts about this La Plata, MD home. 😊 Now you get the CLOSING POST! 🏡🔑

This home went on the market in mid-June and officially closed on September 23.

In this market, getting a home under contract is only part of the story. Keeping everything moving forward—from contract to closing—matters just as much. I’m happy to say this one went smoothly all the way to the finish line.

But the work on this sale actually started more than a year before the home was listed.

I began working with my seller early, helping her decide which updates were worth making and where to focus her time and investment before putting the home on the market. That preparation gave us a strong foundation when it was finally time to list.

Education day at the office 📚✨

Real estate contracts change—and staying educated is one of the ways I work to better serve and protect my clients.

Today I spent time reviewing the upcoming changes to Maryland real estate forms and contracts, including:

• Changes to how EMD (Earnest Money Deposit) is released when a contract is canceled
• Updates involving the deadline for the financing commitment letter
• Important information regarding audio recording during showings
• New lease requirements for properties on well water, including landlord responsibility for water testing every three years and remediation if the water does not pass testing

I’m glad I attended and had the opportunity to learn more about these changes before they take effect.
