SouthCoast Inspections provides home inspections in the South Texas, Coastal Bend and Crossroads areas. Our home inspection services include: home, septic, water well with water analysis, swimming pool and hot tub, bulkheads, sewer camera inspections, irrigation systems, elevators, and other ancillary systems of the home. We are licensed Mold Assessment Consultants and Mold Assessment Technicians. We take pride in being a "One call to schedule it all" firm. We have a reputable line-up of inspectors/qualified contractors we work with to provide termite inspections, plumbing inspections (hydro or leak testing), septic pumpouts, foundation inspections, HVAC and more. We are NAWT Certified (National Association of Wastewater Technicians) for Septic Inspections. This is a certification that provides extensive knowledge and expertise in septic and wastewater treatment systems. We write inspection reports on-site during the inspection and they are typically ready to deliver before the front door is locked at the end of the inspection! We do proof-read prior to delivery, therefore the report is typically delivered within 12 hours of the inspection. Timeliness in report writing is important to SouthCoast, as we know option periods are time sensitive. We have an arsenal of specialized equipment that we utilize at all inspections. These tools include Thermal Imaging (Infrared) Cameras, Drone, Crawlspace Inspection Vehicles, Laser and Zip Levels, various moisture meters, sewer camera, and more. SouthCoast Inspections provides high quality, thorough inspections with the utmost attention to detail. We take pride in being thorough and detailed with all our inspection services. We also take pride in being available for our customers, most anytime day, nights, or weekends. I always say if I don't answer the phone, I'm reviewing a report with a customer, on the other line, or in a crawlspace! I do answer my phone in attics and on roofs! 🚨 CRAWLSPACE PLUMBING PROBLEMS 🚨

We have a leaking cast iron drain line that's not just leaking… it's completely broken off at ground level! 💦

This older home has cast iron drain piping, which can deteriorate over time as the pipe walls rust, scale, and gradually weaken. As cast iron ages, the piping can develop cracks, holes, separated connections, or deteriorated sections.

When failure occurs beneath the home, wastewater will leak or discharge into the surrounding soil rather than being properly drain into the sewer or septic system.

This drain line has clearly reached its breaking point... Literally...

YES, we know there's galvanized water supply piping and an assortment of other issues going on here, too. 😂 Trust us, there's no shortage of material for this inspection report! We're just giving this particular plumbing disaster its moment in the spotlight!

A thorough home inspection isn't about finding a house that's perfect or “clean”. It's about making sure our clients understand what they're buying… the good, the bad, and the downright questionable.

‼️SELLER PSA‼️

When an inspection is scheduled, please do not schedule your handyman to be there "fixing things" at the same time as the inspection!

As a seller, plan accordingly and preferably make plans to leave the property for the duration of the inspection. Especially if the buyers plan to attend, give them time and space to feel comfortable asking the inspector questions and voice any concerns they may have. Many buyers do not feel comfortable talking in front of seller's.

When a buyer attends a home inspection, they've blocked off time in their day to learn more about the biggest investment of their lives.... from the inspector, not the seller!

An inspector who understands rural properties and the unique aspects of rural home inspections is key when buying a country home.

A home inspector with knowledge of septic systems and water wells is a must. A countryside property may also include swimming pools or outbuildings.

Ive been seeing quite a bit of chatter on social media lately about NOT hiring local inspectors. Several comments about them being in "cahoots" with the local realtors...

Thats honestly a dumb concept!

Local home inspectors KNOW the area. They have the knowledge needed to help you make an informed decision about your home purchase.

Does your out of town inspector know about Windstorm requirements in Rockport, TX or Corpus Christi, TX?

Can they help recommend local professionals to assist with upgrades and repairs?

We talk about vinyl floor covering on pier & beam homes A LOT. There's a reason... they just arent compatible!

Vinyl, even {especially} LVP, just doesn't "breathe" and traps moisture in the subfloor.
