Video WHEC TV: the full Part 2 segment. Article link in the first comment.

Consumer Alert, part two, and this one is close to home.

A house in Victor was advertised for rent on TikTok last week. Three bedrooms, thirteen hundred a month, six hundred dollar deposit, no credit check. The pictures looked great.

They looked great because they were stolen from the real listing. The house was never for rent. It was for sale on Realtor.com for under two hundred thousand. The agent who actually listed it had no idea her photos were being used that way until a reporter called her.

That is why these are so hard to spot. Nothing about the photos is wrong. They are real pictures of a real house. Everything around them is the lie.

We asked AI whether this was one person or something bigger. It read every video on the account, then searched the audio those videos used and turned up more accounts running the identical playbook. Homes across Upstate and Western New York. It called it a factory.

Everyone gets hurt by this. The agent loses hours chasing takedowns. The homeowner gets strangers in the driveway expecting to move in. And a renter loses a deposit and still has nowhere to live.

So stop studying the pictures, because the pictures are real. Look at the terms instead. Rent well below market. Deposit under one month. Nobody wants to run your credit. Any one of those, walk.

September is REALTOR Safety Month, and this belongs on that list right next to the open house advice.

Two offers, both free. If you are looking at a rental around Rochester and something feels off, send it to us and we will look at it with you. And if you are an agent who wants to know whether your listing photos are showing up somewhere they should not be, send us the address. Few minutes, no charge.

Consumer alert, and this one is close to home.

If you have a kid heading back to school, or you're helping anyone look at a rental right now, give this three minutes.

WHEC TV asked me to show how rental scams actually work now. On camera, I created an entire listing for a house that does not exist. Fake address, generated photo, and it looked exactly like the student rentals around the SUNY Fredonia campus. It took seconds.

Here's what changed. Scammers used to steal a real listing and swap the phone number, which meant there was always an original sitting somewhere you could check it against. That's gone. The whole thing gets built from nothing now, and there is nothing to compare it to.

So stop trying to spot the fake photo. You will lose that one. Look at the process instead.

The rent is too good. The deposit is less than one month. Nobody wants to run your credit.

Every one of those is about friction. A real landlord asks for your credit report, your references, your paperwork, because they are the ones taking a risk on you. A scammer skips all of it, because anything slow costs them the money.

September is REALTOR Safety Month. Most of that conversation is about keeping agents safe in real estate, which matters. This is the client side of it, and it is running right now.

One more thing, and this is a real offer. If you are looking at a rental anywhere around Rochester and something feels off, send it to us. We will look at it with you. No charge, no pitch, five minutes. We would much rather spend five minutes than watch somebody lose a deposit.

Part two airs tomorrow night on News10NBC.

Everything. Everywhere. All at once. UPDATED.

Welcome to 81 Lanark Crescent, where the work has been done and the only thing missing is you.

Step inside to gleaming hardwood floors, fresh paint and a living room anchored by a wood-burning fireplace. The updated kitchen brings it with new flooring, counters, cabinets, included appliances, plus additional cabinetry and a sitting area off the garage entrance.

The bathroom has been refreshed with new fixtures and vanity while keeping the original mosaic tile floor because some things are just too cool to replace.

Need more space? The partially finished basement includes a half bath, while the three-season room features new flooring and an electric fireplace, giving you serious four-season potential.

Then there’s the backyard. Fully fenced. Stamped concrete patio. Firepit area. Hot tub. Your own little backyard oasis.

Add a freshly painted exterior and a one-car garage with extra storage that is so clean you may actually feel guilty parking a car in it.

This one isn’t just move-in ready. It’s “what are we supposed to update?” ready.

Our team was just featured in the Rochester Business Journal, and we're proud of what the article gets right about how we work.

Here's the plain-English version. Rochester inventory is at historic lows. Well-prepped homes are getting multiple offers, sometimes on day one. In a market like this, the difference between a good sale and a great one comes down to strategy, not luck.

That's where our approach comes in. While most agents market the old way, we use smart tools and 21 years of local experience to understand this market at a level most offices simply don't. As Jeremias put it in the article, your list price isn't your final number, it's an invitation to the party. Knowing how to send that invitation is the whole game.

If you have been thinking about making a move even just a little, let's have a conversation. No pressure, no obligation. We'll walk you through exactly what your home could do in this market.
