🏡 Olmsted County Residential Real Estate Market Update — Summer 2026
As we head toward fall, the Olmsted County housing market is showing some important changes. The biggest takeaway? We’re seeing more inventory and more options for buyers, but home values and overall buyer demand remain strong.
📈 Through July 2026:
• Median sales price: $365,000 — up 6%
• New listings: 1,816 — up 9%
• Pending sales: 1,269 — up 11%
• Months of inventory: 3.1 — up 19%
• Average days on market: 50 — up 6%
• Showings per listing: 3.6 — down 7%
So what does that actually mean?
🏠 For Buyers:
More homes are coming onto the market, inventory is building, and properties are taking a little longer to sell. That means buyers generally have more choices, more time to make decisions, and potentially more negotiating leverage than they had during tighter market conditions. However, with pending sales increasing 11%, demand hasn't disappeared. Desirable, appropriately priced homes can still move quickly.
💰 For Sellers:
This is still a healthy market, but simply putting a home on the market and expecting immediate competition isn't the strategy it once was. With inventory up and showings per listing down, pricing, condition, presentation, and marketing matter more. The encouraging news is that the median sales price has climbed to approximately $365,000, showing that increased inventory has not translated into falling home values.
🔎 Looking toward Q4 2026:
We expect the market to continue moving toward a more balanced environment. Buyers should have more opportunities than they did earlier in the year, while sellers with well-positioned properties should continue to see solid demand. As we move deeper into fall and winter, normal seasonal slowing will also become a factor.
The important point: more inventory does not automatically mean a weak market. Right now, Olmsted County is seeing increasing supply and increasing pending sales while prices remain strong. That's a healthier balance between buyers and sellers.
