Rochester buyers: your pre-approval is not your search price.
I reviewed 631 closed sales from March through May 2026 across homes listed between $100,000 and $250,000.
The average home sold for 122% of the asking price.
That means if you are pre-approved at $170,000, shopping at $170,000 may already put you behind.
You may need to search closer to $140,000–$150,000 so you have room to compete.
This market is not impossible.
But it does not reward guessing.
It rewards preparation, speed, strategy, and knowing your numbers before you fall in love with the house.
