Before closing, avoid making major financial changes without first talking to your lender.

That can include:

❌ Financing new furniture
❌ Buying or leasing a new car
❌ Opening new credit cards
❌ Making large unexplained deposits
❌ Changing jobs without discussing it with your lender
❌ Running up your credit card balances

Your lender may verify your credit, employment, assets and finances again before closing.

That beautiful new couch can wait until AFTER you have the keys. 🔑😂

When in doubt, ask your lender before making a financial move.

🏠 APPRAISAL vs. INSPECTION — they're NOT the same thing!

I see buyers confuse these two all the time.

🔎 HOME INSPECTION
Helps you understand the physical condition of the property and identify potential problems.

💰 APPRAISAL
Provides an opinion of the home's value, typically for the lender, to help determine whether the property supports the loan.

For example:

You offer $400,000 for a home.

The appraisal comes back at $385,000.

Now there's a $15,000 appraisal gap — and what happens next can depend heavily on how your purchase agreement was written.

This is why understanding appraisal contingencies BEFORE submitting an offer is so important.

The strongest offer isn't always just about offering the highest price. It's also about understanding the terms you're agreeing to.
