This is a Public Service announcement to all Veterans utilizing their VA certificate of eligibility to purchase a home. I assist a LOT of veterans in their home purchase and I always get asked why they should get a separate home inspection because VA does an inspection on their home. This is not accurate. This is what VA does for homebuyers:
The **U.S. Department of Veterans Affairs (VA)** **does not** perform home inspections when you use a **VA home loan** to purchase a property.
Here’s how it works:
- **VA appraisal:** The VA requires an *appraisal*, not an inspection. A VA-approved appraiser checks that the home’s value supports the loan amount and that the property meets the VA’s *Minimum Property Requirements (MPRs)* — basically, that it’s safe, structurally sound, and sanitary.
- **Home inspection:** This is a *separate, optional* step that **you (the buyer)** can arrange. A **professional home inspector** looks deeper into the condition of the home — electrical systems, roof, plumbing, foundation, etc. While it isn’t required by the VA, it’s *strongly recommended* because the VA appraisal doesn’t guarantee that everything in the home is in good working order.
**In short:**
- VA → appraisal (required) ✔️
- Buyer → home inspection (optional but very wise) 🏠
