Before you start seriously looking at houses, I want you to have two things: a preapproval and a REALTOR® you trust.
Get preapproved first so you know what makes sense for your budget. Then take some time choosing your agent. Ask friends and family, read reviews, talk to a few people and look for someone who truly knows your local market.
And once you find the right person, let them be your advisor.

Ask questions. Expect explanations. A good REALTOR® should tell you what you need to know, even when it isn’t necessarily what you want to hear.

You’ll always make the final decision. My job is to make sure you have the local knowledge, information and guidance to feel confident making it.

Here are 5 things I want my buyers to do before we hit the road:

✅ Talk to a lender and get pre-approved. Know what you’re comfortable spending, not just what you can spend.
✅ Make your needs + wants lists SEPARATELY. If you’re buying with a spouse or partner, no peeking! Sit down individually and write what you consider a NEED and what you consider a WANT. Then compare. You’d be surprised what comes up, and I’d much rather discover those differences at the kitchen table than in the driveway after a showing.
✅ Think beyond the house. Location, commute, yard, neighborhood, maintenance and lifestyle matter just as much as the number of bedrooms.
✅ Get clear about your deal breakers. There’s a difference between “I’d rather not” and “absolutely not.” Knowing yours helps us use our time wisely.
✅ Choose a REALTOR® you’re comfortable being honest with. Tell me what you love, what you hate, what you’re worried about and when something just doesn’t feel right. You’re not going to hurt my feelings!

A little preparation makes the home search a whole lot more productive AND more fun.

Thinking about buying? Give me a call. We’ll do our homework first, then we can go find you a house. 🏡

Helping someone buy or sell a home is special. Getting to be the person they call for both, and then being trusted to help someone in their family too, means even more.

Karen, thank you for trusting me through your own buying and selling journey and for allowing me to help with your brother’s home as well. Your recommendation and continued confidence in me are something I’m truly grateful for.

If a move is on your mind, whether you’re buying, selling or doing a little bit of both, I’d love to help you through it.

SOLD at asking price. That’s a good way to put a SOLD sign on this one.

573 N Wisconsin Street in Berlin officially closed at $239,900, and I couldn’t be happier for my sellers.

From the zero-entry main level to all that extra finished space downstairs, this condo had a lot to offer, and it’s always rewarding to see the right buyer recognize it too.

Thank you to my sellers for trusting me to represent you and your home. And congratulations to the new owners!
Thinking about selling? Give me a call. I’d be happy to talk through what your home could look like on today’s market.

As a mom and grandma, I think two of the most important spaces in a home are the kitchen and the backyard.
The kitchen is where everyone ends up. Thanksgiving prep, recipes passed down, kids sneaking bites before dinner, coffee that turns into a two-hour conversation. So many memories happen there without anyone really planning them.

And then there’s the backyard. Cookouts and kids running around in the summer, leaves in the fall, and pretty soon, snowmen and snow angels with the grandkids. ❤️

When I look at homes, I think about more than bedrooms and square footage. I think about where life is actually going to happen.

One of the things I try to help buyers do during a showing is separate “I don’t like this” from “this doesn’t work for me.”
There’s a BIG difference.

You don’t like the paint? We can change it.

The flooring isn’t your style? Changeable.

You would have chosen different countertops, fixtures or landscaping? Those can all be projects for another day.
But if you don’t like the location, the commute, the size of the lot or what surrounds the property, we need to pay much closer attention.

And while homes can certainly be remodeled, changing the basic footprint or adding significant square footage is a much different conversation than picking out new flooring.

I’ve watched buyers walk into homes and immediately get distracted by cosmetic choices. I’ve also watched buyers fall in love with a beautiful kitchen and start making excuses for things they told me were important to them.
My job is to help you look past BOTH.

I want you to see the potential in the things you can change without losing sight of the things you’ll have to live with.
Sometimes the right home needs a gallon of paint and a little imagination.

Sometimes the beautiful home is still the wrong home.
Knowing the difference can make you a much better buyer.

Dependable and ethical. Those are two words that mean an awful lot to me.

Real estate comes with big decisions, and my clients are trusting me to guide them through them with their best interests in mind. That’s a responsibility I’ve always taken seriously.

Thank you, Thomas, for your kind words and your confidence in me. A recommendation like this is one of the greatest compliments I can receive.

If you’re looking for someone you can trust through your next move, I’d be honored to help!

I’ve been doing this a long time, and every once in a while a property still completely surprises me.
This was one of those.

An estate property, more than four acres, multiple outbuildings, decades of belongings included with the sale, and a home that wasn’t habitable. We listed it completely as-is, knowing the right buyer would need to see the potential beyond the amount of work involved.

What I wasn’t prepared for was just how much interest it would generate.

Numerous offers, people showing up while I was at the property, and ultimately a sale for more than $200,000 over asking price.

I tell the whole story in this video because it’s a pretty good reminder that there really is a market for just about every kind of property. Sometimes the ones you’re most unsure about are the ones that surprise you the most.

I might be a little early… but I think my Christmas list may have gotten a little longer after this visit. 😊

For our latest Selling Wisconsin segment, we visited Solara Aevum Spa, a beautiful new addition to the Green Lake area. I loved getting to experience the space, learn more about what they offer and welcome another wonderful local business to our community.

I already know where I’ll be sending a few hints to Mike this Christmas…

You can see our full visit in the latest episode of Selling Wisconsin on my YouTube channel.

And stay tuned! We have plenty more local businesses, people and places to introduce you to in upcoming episodes.

Curb appeal is your home’s first impression, and when you’re selling, that first impression starts before a buyer ever walks through the door.

Fall can be an especially important time to pay attention to the exterior. Leaves pile up quickly, summer flowers start fading, daylight gets shorter, and all those little maintenance items suddenly become a lot more noticeable.

The good news is that improving curb appeal doesn’t have to mean spending a lot of money. A cleaned-up yard, clear walkway, tidy landscaping, fresh seasonal planters and a welcoming front entry can completely change how a home feels when someone pulls into the driveway.

I put together this quick autumn curb appeal checklist with a few of the things I recommend paying attention to this time of year.

And even if you’re not planning to sell anytime soon, there’s something pretty nice about pulling up to a home that feels cared for. 🍂
