You got the keys. 🔑 Now what? Here's some tips you want to save from the ICON Realty Group team.

Everybody talks about how to buy a house. Almost nobody tells you what to do the week after....

📍 CHANGE THOSE LOCKS!! You have no idea who still has a key. Previous owner, their contractor, a cleaner, a dog walker. Rekeying runs about $80 to $180 per lock.

📍 Keep that stack of closing paperwork somewhere you can find it. Your closing disclosure has the numbers your tax preparer will ask for (this is very important), and people now stay in their homes about eleven years. That folder matters for a long time.

📍 Set aside 1 to 3 percent of the purchase price every year for upkeep. On a $400,000 house that is $4,000 to $12,000. Some years you spend nothing. One year you spend all of it.

📍 Find your water shutoff, your breaker panel, and your gas valve this week. Not at eleven at night while something is leaking (trust us, we've all been there).

Bria grew up in Brunswick County, Virginia, and was introduced to real estate at an early age through her family’s real estate development company. That early exposure gave her a foundation in property, investment, and community building.

As a former collegiate pentathlete at East Carolina University, Bria developed the discipline, work ethic, and competitive spirit that continue to guide her professionally. She began her career in journalism as a news reporter with NBC 29 News in Charlottesville, Virginia, where she honed her ability to listen, communicate effectively, and build meaningful relationships. She later transitioned into real estate, working as a Realtor and sales manager for a new-construction builder, where she developed a deep understanding of the client experience and the importance of personalized service.

Bria is excited to continue her real estate career with ICON Realty, a company whose commitment to exceptional service and client-focused relationships closely aligns with her own approach to the business.

Outside of real estate, Bria enjoys spending time with her family, working out, and trying new restaurants.

Thinking about building new? 🏗️
Here's a few things worth knowing...

There may not be a traditional seller on the other side, but there is a builder. 🏡

And that friendly, knowledgeable salesperson at the model home? They’re a great resource but they work for the builder.

That doesn’t make them the bad guy. They’re simply doing their job and representing the builder’s interests.

As a buyer, you deserve someone doing the same for YOU. 🤍 And it's important to have that person with you at the first visit, because most builders won’t let you add an agent later.

The rest is simpler than it sounds. Find out what’s standard before you pick upgrades, walk the site as it goes up, and get your own inspector in before the walls close up.
