Today’s Phase 2 inspection came in at a whopping 7,700 sq. ft. 😳 That’s a whole lot of house—and a whole lot to inspect before the drywall goes up.

Phase 2 inspections are where we get a detailed look at what’s going on behind the walls before it’s covered up. šŸ”šŸ”Ø

The walls may not be closed up yet, but there’s still plenty to find. This is the time to inspect the framing, plumbing, electrical, HVAC, insulation, windows, and other components before everything gets covered up.

Catching deficiencies now is a whole lot easier—and cheaper—than finding them after drywall goes up. šŸ‘€

2014 property with a lot of mold-like substance growing in 4–5 different areas throughout the house. When you start finding this in multiple locations, it’s a sign that there may be an underlying moisture or humidity issue that needs further evaluation. Another reminder that even homes that aren’t that old can still have some serious surprises.

2019 Property — Active Leak

A 2019 property with missing caulking around the water heater storm collar—and it’s already causing an active leak. What looks like a small exterior sealing issue can quickly turn into water intrusion and damage inside the home. Proper flashing and sealant matter, even on relatively newer properties.
