Home buying Mistake #1 is a bit of a stretch in hindsight lol but this is a problem I see buyers in counter often on their home inspection that wouldn’t be the first or a priority item I’d be giving my attention to based off of other aspects of the report.

How we navigate inspection contingencies is an actual make or break for the process, and that’s for both sides. We are all one team working together to get to the same goal and often I think agents aren’t keep that forefront because of how they present info to their clients. An Advisor is going to ensure they’re curating the report for their clients to help navigate their emotions all while executing what they’re looking to achieve.

You can’t use comps from 60 days ago if you’re about to list your home right now. It’s a completely different market. Smart advisors and sellers are scanning the lay of land and then pricing right under the lowest active home to stand out and get traction. They’re offer 2/1 buydowns and a number of other creative strategies to get the right buyers in the door and willing to present offers.

I deleted this originally 😅 But I know there’s immense value for the people it’s meant for and my “weirdness” doesn’t take precedence over that. “Fatigue!? I honestly hate that I felt like I needed to make this because WHY…but if it strikes ONE person who feels the way I feel and they impact their environment in a way that actually results in the needle being moved forward then this was worth it
