Northern Virginia Magazine just named Herndon in their fall 2026 roundup of the best new restaurant openings in the region, and here's what's either open or coming soon right here in our town:

Navarasa Indian Bar and Grill just opened at 328 Elden Street: upscale Indian cuisine with butter chicken, goat rogan josh, lamb chops, and garlic naan from the same team behind Biryani Grill. It is gorgeous inside.

Beignets and Brew opened this summer at 348 Elden Street, the first Northern Virginia location for this beloved Southeastern chain. If you have not been yet, go this weekend.

Super Kyuramen at Arrowbrook Centre is open: ramen by day, full izakaya experience by night with those honeycomb private booths that are all over social media right now.

Voodoo Brewing Co. opens October 24 at Dulles Station, Herndon's first craft brewery and the first NoVA location for this Virginia staple.

Huey Magoo's Chicken Tenders is coming this fall to Arrowbrook Centre, the first Virginia location for this Southern brand.

Elden Street has grown into a dining destination. And it is happening right here in the town I have called home since 2002. 🙌

I've lived in Herndon since 2002 and have sold 158 homes here since 2009. Here are 5 things nobody tells you about living in this town — but should. 🏡

1️⃣ The Farmers Market is genuinely one of the best in Northern Virginia. Every Thursday from May through November at the Municipal Center on Lynn Street. Local vendors, fresh produce, live music for the kids. It's one of those things that makes you remember why you chose this town.
2️⃣ You can walk or bike to more than you think. Herndon's trail connectivity is seriously underrated. The Washington and Old Dominion Trail runs right through here and connects you to miles of paved path in both directions.
3️⃣ The neighborhoods from the late 1980s are aging beautifully. Hastings Hunt, Crestbrook, Kingstream, Jenkins Ridge — these are established communities with mature trees, quality construction, and neighbors who have lived side by side for decades. You can't build that overnight.
4️⃣ The school boundary matters more than people realize. Herndon is served by Fairfax County Public Schools, which is one of the top districts in the country — but which elementary school your home is zoned to can make a real difference. Always verify school boundaries before you buy.
5️⃣ The Metro changed everything — and most people haven't caught up yet. The Silver Line Herndon station has been open for a few years now, and the area around it is actively transforming. Buyers paying attention now are the ones who will look smart in ten years.

Every August I hear the same thing from Herndon sellers: "We'll wait until spring when more buyers are out."

Then I pull up the September closings in Loudoun and Fairfax, and the conversation changes fast.

Spring gets all the attention. Yet the late-summer and early-fall window in Northern Virginia is one of the most underrated times to list, and the reason is baked into how this region works.

Federal agency transfers, defense contractor relocations, and school-year timing push a specific kind of buyer into the market between August and October. These aren't Saturday browsers. They're pre-approved, they have a report date or a start date, and they need to close.

That deadline changes everything at the negotiation table.

A buyer who has to be in a home before the school year starts or before a new posting begins isn't circling your listing for six weeks waiting for a price cut. They're moving.

Now compare that to spring. Yes, more buyers come out. But so do more sellers. You're competing against every other Herndon and Reston home that waited for the same "perfect" season, and buyers know they have options and time to shop.

Listing in late summer flips that math. Fewer competing homes on the market. Buyers with real deadlines instead of open-ended timelines.

The calendar you've been told to trust isn't the one that actually serves you here.

We're still in a good market in Herndon. The forgiving part is what's changed.

Here are 5 things I'd tell my sellers this week across 20170, 20171, and the rest of Northern Virginia.

1. Well-prepared, well-priced homes are still winning.

46.5% of homes in 20170 sold above list price. Strong offers are still on the table when the condition and the price are right.

2. The first price matters more than the eventual price.

29.2% of listings in 20171 took a price reduction. Once a home sits, buyers start negotiating against the days on market instead of the value.

3. Detached homes are still relatively scarce.

Latest NVAR inventory: condos +41.1%, attached +33.0%, detached -2.5%. Supply is expanding everywhere except the detached homes most Herndon sellers own.

4. Downsizers may have the best position on both sides right now.

Your detached Herndon home is supply-constrained, while the condo and townhome inventory you'd move into has opened up. That's a rare window to sell into scarcity and buy into options.

5. Don't chase September downward.

If your home has been on market 2 to 3 weeks without meaningful activity, that's the moment for a real conversation about price, condition, and competition.

Herndon's food scene just leveled up and I need to make sure my neighbors know about it. 🍩🍜

Elden Street has been on a serious run lately.

Beignets and Brew just opened at 348 Elden Street, the first Northern Virginia location for this beloved Southeastern beignet-and-coffee brand, and people are already lining up.

Panda Express just completed a full renovation and reopened at 598 Elden Street earlier this month.

Super Kyuramen at Arrowbrook Centre is now open, ramen by day, full izakaya experience by night, with those honeycomb private booths you've seen all over social media.

And if that wasn't enough, Huey Magoo's Chicken Tenders, a huge Southern brand, just signed a lease at Arrowbrook and is targeting a fall opening. First Virginia location. Right here in Herndon.

I've lived here since 2002, and I love watching this town grow into something really special. The restaurants are better. The energy is different. And for anyone who's been on the fence about moving here, this is your sign. 😄

NatureFest is back at Runnymede Park on September 27th from 1–5pm, and it's one of my favorite things about living here.

Free admission. No tickets. Just show up to one of the most beautiful parks in Northern Virginia and spend an afternoon exploring everything that makes this community special: interactive nature stations, Bird Bingo, the Web of Life game, nature exhibits, and more.

I've lived in Herndon since 2002. I have three kids who grew up going to events exactly like this one. And after 24 years of calling this town home, I still get excited when fall rolls around and the community starts gathering again.

This is what Herndon actually is. A real town where people show up for each other and for the community they've built together. A great location on the map and a strong real estate market too, sure 😄, but the thing that makes it home is days like this one.

Two Herndon kitchens. Same square footage, same builder, same year. One sold $23,000 higher.

The winner? Dark gray cabinets with brushed gold hardware. The other was classic white with polished chrome pulls.

I've walked hundreds of buyers through kitchens in Herndon, Reston, and Ashburn over the past few years, and here's what I keep seeing: the finish that photographs best online isn't always the finish that closes the deal in person. Dark cabinets are having a moment on Zillow scroll, but white cabinets still win with the widest pool of buyers when the light is wrong or the space is tight.

So the real question isn't which one is trendier. It's which one fits your kitchen, your light, and your timeline to sell.

If you're planning to list in the next 12-18 months, the answer changes. If you're staying five-plus years, it changes again.
