📉🏡 Your appraisal came in low. Now what? A low appraisal doesn’t automatically mean you lose the home or have to cover the entire difference yourself.

If your Northern Virginia contract includes an appraisal contingency, you may have several options:

✔️ Ask the seller to reduce the price
✔️ Negotiate and split the appraisal gap
✔️ Ask your lender for a reconsideration of value
✔️ Bring additional cash to closing
✔️ If an agreement can’t be reached, potentially void under your appraisal contingency and recover your earnest money

But if you agreed to appraisal gap coverage or waived the appraisal contingency entirely, your options can be very different and potentially much more expensive.

The most important thing? Check your contract and your deadline before making any decisions. Your appraisal contingency not the appraisal itself determines what happens next.

The Mount Vernon Trail doesn't get quite as much attention as some of the other regional trails, but the stretch along the Potomac is one of the better ones in the area.

It runs roughly from Rosslyn down to George Washington's estate, tracing the river the whole way, with views of the DC skyline early on and quieter, more wooded scenery as you head south. It's a different feel than the W&OD less small-town, more riverfront.

If you've never ridden or walked the whole thing, it's a solid weekend goal.

Virginia law gives buyers important protections when reviewing condo and HOA resale disclosure documents, including a limited period when a buyer may be able to cancel the contract after receiving the required package.

That review period is your opportunity to look closely at things like:

✔️ HOA or condo fees
✔️ Rules and restrictions
✔️ Reserve funds and financial health
✔️ Pending or approved special assessments
✔️ Property violations
✔️ Association insurance
✔️ Governing documents

And timing matters. ⏰ The rescission period is short, so waiting until the last minute to review hundreds of pages of association documents can be a costly mistake.

Buying into an HOA or condo means you're not just buying the home you're also buying into the financial condition, rules, and obligations of the association.

If you're relocating under PCS orders, the home search usually has to move faster than a typical civilian timeline and that's okay, it just means the process looks a little different.

A few things that help: getting pre-approved before you're boots-on-ground if possible, being clear about which contingencies you can realistically hold onto given your timeline, and working with an agent who's comfortable doing virtual tours and moving quickly once you find the right fit.

VA loan benefits are worth understanding early too, since the process has a few extra steps compared to conventional financing, but the trade-offs are usually worth it.

🏡🔑 Thinking about turning your Northern Virginia home into an Airbnb? The rules depend heavily on where you live.

Fairfax County and Loudoun County have very different short-term rental rules. In Fairfax, short-term rentals are limited to 60 nights per year and the property must be your primary residence. Loudoun allows up to 180 nights per year for qualifying accessory short-term rentals.

And there’s another big consideration: your HOA or condo association can still prohibit short-term rentals even when the county allows them.

Before buying a property based on its Airbnb potential or listing your current home make sure you understand:

✔️ County permit requirements
✔️ Annual rental limits
✔️ Primary-residence requirements
✔️ HOA or condo restrictions
✔️ Taxes and registration requirements

That projected Airbnb income may look great on paper, but the first question should always be: Is the short-term rental actually allowed?

Real estate reality check: selling a home is rarely as fast as the highlight reel makes it look.

Between prepping the home, photography, going live, accepting an offer, and moving through inspection, appraisal, and closing, the full process typically spans a couple of months even when things go smoothly. Add in any repairs or a slower buyer pool, and it can stretch longer.

None of this is bad news it's just useful to know upfront so you're planning around the real timeline instead of the social media version of it.

📐🏡 Do you really need a land survey when buying a home in Northern Virginia? It’s usually optional but skipping one can mean taking on risks you may not discover until after closing.

A survey can uncover issues such as:

✔️ A neighbor’s fence crossing the property line
✔️ Sheds or driveways encroaching onto another property
✔️ Easements affecting how you can use the land
✔️ Property boundaries that don’t match what you assumed
✔️ Potential gaps in your title insurance protection

In Northern Virginia, a boundary survey typically costs about $500–$1,500, depending on the property, lot size, terrain, and accessibility. And in most transactions, the party requesting the survey pays for it.

Surveys can be especially worth considering for older homes, large or irregular lots, wooded properties, homes with fences near the property line, and properties with well and septic systems.

Spending a little money before closing could help you avoid a much more expensive boundary dispute later.
