Younger Americans will be itching to sell, and Baby Boomers will continue to stay put. These were the key takeaways from a survey by MLS Bright,1 a leading real estate technology provider. Added up, it could mean the housing landscape finally shifts from favoring sellers to one in which buyers and sellers have more balanced market power.

Here are the numbers:

Homeowners in their 30s and 40s could be the most active group of sellers in 2025. Twenty-seven percent of homeowners aged 30 to 39 and 28% of homeowners aged 40 to 49 said they anticipate selling this year.
In comparison, only 6% of homeowners aged 60-plus responded that they were planning to sell. The survey also found that nearly 60% of Boomers own their homes outright, which means their decisions to stay are not influenced by high mortgage interest rates.
Overall, one in five homeowners surveyed stated that they plan to sell this year.
Among homeowners in their 30s and 40s who are looking to sell, 30% have loans with rates below 4%. More than two-thirds have rates below 5%.

Younger homeowners have benefitted from two huge market factors: the COVID-19 pandemic’s historically low rates and the subsequent considerable rise in home values. This gain in equity is allowing them to become move-up buyers in today’s high-rate environment.
