Happy birthday to our friend and team leader, Ryan! 🎂

21+ years in this business and he still gives it everything. Ryan loves a lot of things (car shows, antiques, a good project), but real estate has always been his favorite. Whether it's a client who needs guidance or one of us who needs backup, he is all in, every time. He is a fierce friend and protector of this team, and he keeps us laughing along the way.

Outside the office he is a devoted husband to Meg, a proud dad, and the human to Hazel, the little dog who is rarely far from his side.

Your long-lost aunt has passed and left you a house in the Pacific Northwest. There's just one catch. 🏡

I'm swooning over every one of these imagined homes. I can picture my family playing in the yard on the Renton lakefront, everyone piling into the Kirkland guest house for the summer, and a dog on my lap watching the sunset from a living room on Bainbridge Island. Add a Queen Anne porch full of carolers, a Gig Harbor boathouse on a Friday night, a Mercer Island living room with golden light and no curtains, a Maple Valley bonfire, a Saturday farm stand in the Snoqualmie Valley and coffee on an Enumclaw porch with Mount Rainier in view, and I'm completely done for.

The homes are pretend, but these neighborhoods are very real.

👻 Washington's oldest hotel has a ghost — and the owners aren't trying to hide it. They'll tell you exactly which rooms he prefers.

🔍 There's a hotel on the Washington coast that's been open since 1885. It's charming, historic, remote — and reportedly very, very haunted.

💡 HINT: The most active rooms are 4 and 7. Guests have reported unexplained lights, strange sounds, and a presence they couldn't quite explain. Even the general manager says he's felt it.

✅ The Tokeland Hotel — located on a small coastal peninsula in Tokeland, Washington — is the oldest hotel in the state. Its resident ghost is named Charley, believed to be the spirit of a Chinese immigrant who suffocated while hiding behind the hotel's fireplace. A ghost cat has also been reported by multiple guests and staff over the years.

The owners openly acknowledge the paranormal activity — and if you want the full experience, you request Rooms 4 or 7.

👻 There's a town on the Kitsap Peninsula where 45 out of 50 buildings are reportedly haunted — and the town manager gives the ghost tours himself.

🔍 Port Gamble looks like a postcard. A perfectly preserved 1850s New England mill town sitting on the edge of Puget Sound. Charming, quiet, historic. Until you know what's inside.

💡 Six separate paranormal investigation teams visit every year. The town has hosted an annual Ghost Conference every October for over a decade. And the town manager — Pete Orbea — leads the ghost walks personally.

✅Port Gamble, Washington — built in 1852 — is widely considered the most haunted town in Washington State. The crown jewel is the Walker-Ames House, an 1888 Victorian that has been vacant for years. Witnesses report seeing a woman and child in the upstairs windows from the street. Inside, investigators have documented disembodied voices, footsteps on empty floors, physical touching, and shadow figures. The basement is considered the most active area.

Ghost tours and the annual Ghost Conference run every October. It's about an hour from Seattle — and you can visit this month.

When the Lake Washington Ship Canal opened in 1917, it lowered the lake by 9 feet almost immediately. That drop completely drained the Black River — which had been Lake Washington's natural outlet flowing south through the Duwamish Valley.

The riverbed and surrounding marshland dried up. The land was eventually developed. And what had been water, wetland, and wildlife habitat became the lower valley neighborhoods and industrial areas of Renton we know today.

The Black River is gone. But the shape of the land still tells the story if you know where to look.
