Before you fall in love with a piece of property, make sure you understand:

📍 Zoning + allowed uses
💧 Water availability
🚽 Septic or sewer options
⚡ Power + utility costs
🚗 Legal and year-round access
🏗️ Building restrictions + setbacks
⛰️ Topography and site work
💰 Financing options
📋 Permits, studies + development costs

A $100K lot that needs $150K worth of improvements can look very different from a $175K lot that’s ready to build.

My biggest advice: do your homework BEFORE your due diligence period is over.

A little behind the scenes of life today… 🎒💗

My biggest moment of the morning was dropping this girl off for her FIRST day of kindergarten! 🥹

She walked in excited, confident and ready for her next big adventure. Mom, on the other hand… questionable. 😂

So proud of this strong, independent little girl and everything she’s becoming. Now excuse me while I figure out how we got to kindergarten this fast. 🥹💗
