II HOW TO AVOID PROBLEMS AT CLOSING II Can’t make it to closing? Plan ahead!
Life happens. Sometimes a buyer can’t physically be at the settlement table. If you know this might be the case (especially if there are multiple purchasers) spot it early!
You can’t just use any Power of Attorney (POA). Make sure you check all these boxes, or your bad POA will be rejected, stopping your closing in its tracks:
☑️The title company must approve it in advance.
☑️The lender must approve it in advance.
☑️It must be drafted and executed perfectly.
