Buying a home isn’t really about square footage or countertops, it’s about choosing the place where your life quietly unfolds. The backdrop for the moments you’ll remember years from now.
It’s the living room where sleepy-eyed kids rush in on Christmas morning. The couch that somehow fits everyone for Friday night movies.
The kitchen where birthday candles melt a little too fast and someone always sneaks the frosting.
The yard where lopsided snowmen proudly stand guard.
These are the pieces of a life that don’t show up on a listing sheet… but they’re the reason most families move.
If you’re starting to imagine your own memories in a new space — that little nudge in your gut might be telling you it’s time for the next chapter.
Because home is where life happens… and we’d love to help you get there.

Idaho real estate agent in the wild.
We didn’t have to go far to catch this one. In fact, we didn’t even have to leave the house. 🤷‍♀️

“There’s no such thing as a perfect transaction… just like there’s no such thing as a perfect house — or a perfect airplane.”
That line pretty much sums up what we believe about real estate — and people.
Buying a home isn’t about chasing perfect.
It’s about navigating real life, with all the ups, downs, and unexpected detours that come with it.
That’s why every buyer consultation we do looks a little different.
Because every family’s story, schedule, and goals are different too.
Sometimes it’s a 6AM coffee meeting before work.
Other times it’s an 8PM Zoom call after the kids are asleep.
Either way — this is where your Idaho story starts.
During a consult, we’ll talk about what home really means to you:
✨ Your lifestyle goals (mountains, lake, space, community)
đź’° What your budget actually gets you here in North Idaho
🏡 How to buy confidently — even from out of state
🧠The plan to get from dream to keys in hand
Because life doesn’t happen 9–5, and neither do we.
We’re here to make your dreams of an Idaho home a reality — however and whenever life allows.

When a listing attracts multiple offers, sellers gain negotiating power. Competing buyers may raise their price, waive contingencies, or offer flexible closing terms. Agents can leverage this scenario to secure the best combination of price and terms for their clients. Your agent can prepare you for this possibility and guide you through comparing offers to help you choose wisely beyond just the highest dollar amount.

MLS descriptions can feel like a different language! Understanding the terminology helps buyers make sense of a home’s status. The clearer you are on the terminology, the faster you can act when the right property appears. “Active” means the home is currently for sale and accepting offers. “Contingent” means the seller has accepted an offer, but certain conditions, like financing or inspections, must be met before it closes. “Pending” means all contingencies have been satisfied and the sale is moving toward closing. Need clarification on any other terms? Let us know in the comments!

Earnest money acts like a handshake with financial weight - it shows the seller that the buyer is serious. It’s a deposit (usually 1–3% of the purchase price) held in escrow to signal serious intent. If the sale closes, it goes toward the down payment; if the buyer backs out without a valid contingency, it may be forfeited.

A title company is one of the unsung heroes of every successful real estate transaction. A title company ensures that a property is legally ready to be bought or sold. They verify the chain of ownership, check for liens, and issue title insurance to protect both buyer and lender from potential disputes. This behind-the-scenes work safeguards the entire transaction.

Interest rates don’t just change a number on paper - they directly shape how much home a buyer can afford. Even a small change in mortgage interest rates can have a big impact on a buyer’s monthly payment and overall budget. When rates rise, purchasing power decreases, meaning buyers may need to adjust their price range. When rates drop, the same monthly payment could qualify for a higher-priced home. Understanding this relationship empowers you to act confidently when rates shift and ensures you know when it’s the right time to buy for your budget.

Property taxes can vary widely depending on where you live, but they play a big role in your overall housing budget. Taxes are based on your home’s assessed value and local rates, and they fund essential services like schools, roads, and emergency services. Before buying, check the property tax history and rates in the area so you know what to expect. Being aware upfront helps avoid surprises down the road.

Renting may feel easier in the short term, but buying builds equity and long-term financial stability. Every mortgage payment you make contributes to your future wealth, while rent payments go to your landlord’s pocket. With tax benefits and the potential for appreciation, owning a home can be one of the most powerful wealth-building tools. If you’re on the fence, consider the long-term gains of homeownership versus the short-term convenience of renting.

In a competitive market, making the right offer can set you apart. Beyond price, consider strengthening your offer with a larger earnest money deposit, flexible closing dates, or fewer contingencies. Working closely with your agent helps you craft a strategy that balances protecting your interests while showing sellers you’re serious. Sometimes, a well-structured offer wins over the highest bid.

I have been blessed to be raised in beautiful North Idaho. I graduated from Lakeland, and went on to earn my degree in Marketing Management. My background is in marketing, sales, event management and customer service with over 10 years of experience combined. My husband and I have two wiggly pups, and enjoy taking in all that the area has to offer – hiking, biking, finding great new restaurants, and finding ways to be involved in the community.
One of the questions I’m always getting is, “why did you get into real estate?”. Well, there is no grand story, no family members or friends in the business (although I did learn I have a cousin in Missouri in the business – thanks Facebook!) - it all started with simply buying my first house. My realtor was fantastic, enjoyed what he was doing, and I thoroughly enjoyed browsing homes online, seeing how they compared in person, and once we had a few top choices spent time to compare them to houses nearby and what they sold for, and let’s be honest… what upgrades the neighbors had done that might inspire me! I was all about the process and interested in the inner workings. Fast forward a few months later, my job I’d been since I was old enough to work was coming to an end and a whole world of possibilities opened. I was sitting in the home we’d just bought a few months before, and it hit me – buying houses is fun… but I don’t have an unlimited funds so… I should help others! A few short weeks later I was taking real estate classes and haven’t looked back since! It’s been a fun journey, and I love the people I get to meet and to share in their excitement of buying a home, or selling and making life changes.
I can sit here and tell you I have strong negotiating skills, local market knowledge, and so forth – and of course, I do – but one thing I want to share with you, the thing that is the most important tool I can provide you in your home sale or purchase, is my passion. I didn’t get into the industry to make money – total honesty, I didn’t even know if I would when I first started! I got into the industry because I fell in love with it. I fell in love with homes, the character each one had, and the beautiful people I got to help transition from one to another. I fell in love with hearing people’s stories, really getting to know their needs for their futures, and focusing on ensuring you found a home that actually met those future goals. Real estate can be a stressful thing, moving out of a home you’ve known for years can be hard, and it can be harder if you don’t have someone to partner with who doesn’t take the time to understand that. My business goes beyond the professionalism I can bring to the table, my of knowledge about our local market and communities, and past the number of sales I’ve made thus far. It prioritizes you. How much can you afford? What motivates your move? What do you HAVE to have to make this big transition in your life? You need a real estate agent who understands that, and seeks to know the answer to those questions, and all of the other important ones that make buying and selling a reality for you. When we first meet, I’ll get to know your needs, I’ll share the amazing experience I can provide, and we’ll make sure your next move is in the right direction. You don’t need a computer to find your dream house, you need a professional partner who has your best interest at heart from the moment you call to even after we close. I’m doing more than just selling houses in North Idaho, I’m helping you bring your dream home to life.
