• Detached closed sales ↑ 8.4%
• Attached closed sales ↑ 40.2%
• Detached median price: $1,232,500
• Attached median price: $718,900
• Detached housing supply ↓ 42.2%
• Attached housing supply ↓ 32.7%
The takeaway? Buyers may be more selective, but San Diego still has a serious shortage of homes available for sale.
That's helping keep prices remarkably resilient.
For sellers, low inventory is good news — but today's buyers still expect value. For buyers, patience can pay off, but waiting for prices to suddenly fall may not.
This continues to be a market where strategy matters more than headlines.
