If you’re buying a home in North Carolina — especially as a first-time buyer or someone relocating — you must understand the difference between Due Diligence money and Earnest Money.

Here’s the quick breakdown:

🔹 NC has two deposits in every offer — and most buyers misunderstand at least one.

DUES DILIGENCE FEE (DD) — Non-Refundable
• Paid directly to the seller
• Almost always non-refundable
• Strengthens your offer
• Credited back at closing
• High DD = high risk

EARNEST MONEY (EMD) — Refundable
• Held in escrow
• Credited back at closing
• Refundable if you cancel during the DD period
• Lower risk

EMD = Safety Net + Commitment

The biggest mistake I see?

👉 Buyers offer a huge DD fee without realizing they could lose it if something changes.
(I once had a buyer from out of state almost put $10K down thinking it was refundable…)
