You may have heard the term before, but here’s the important part: there isn’t just one tax that applies when someone dies.

Depending on the circumstances, families may need to consider federal estate taxes, state estate taxes, inheritance taxes, and even income taxes on inherited retirement accounts.

And the rules can change based on where the person lived, what they owned, who inherited the assets, and how those assets were structured.

For example, being below the federal estate tax exemption doesn’t necessarily mean your family has no potential tax issues.

Own multiple rental properties?

You might think putting all of your properties into one LLC is the simplest way to protect them.

But there’s an important question to consider: What happens if one property faces a major liability claim?

If all of your rental properties are owned by the same LLC, the other properties may also be exposed to claims against that company.

In other words, you may have separated your rental properties from your personal assets but you haven’t necessarily separated the properties from each other.

So, is one LLC enough? Or should you consider a different ownership structure?

You’ve done the legal work. But does your insurance match?

If your property is owned by a revocable living trust or an LLC, your insurance policy should reflect that ownership.

Creating a trust, forming an LLC, transferring the deed, and putting the right legal protections in place takes time and money. But if your insurance policy doesn’t properly recognize the legal owner, you could be leaving an important piece of the puzzle unfinished.

Before assuming everything is covered, make sure your legal ownership and insurance structure work together.

I’ve learned that if I’m heading into a conference, I like to get a really solid workout in the day before, even if I know the hotel has a gym.

Because once the conference starts, things can get busy pretty quickly. There are sessions to attend, people to meet, conversations happening everywhere, and before you know it, the day is over.

So I like knowing I’ve already gotten that solid workout in before everything begins. If I make it to the hotel gym during the conference, great! If not, I don’t feel like I’ve completely fallen off track.

It’s just one of those little things I’ve learned to prioritize because I know how easy it is for workouts to get pushed to the bottom of the list when life gets busy.

Inheritance Tax vs. Estate Tax, they are NOT the same! 💰

Estate tax = paid by the estate before anything is distributed.
Inheritance tax = paid by the person who inherits, and it depends on your relationship to them and where you live.

This year, the federal estate tax affects very few families but state inheritance taxes can still take a bite if you don't plan for them.
