New Florida notaries are making costly mistakes due to lack of proper training. Here’s a breakdown of common DO’s and DON'Ts every Notary and LSA should know:

✅ DO: Know Your State Laws
📚 Florida Notaries must:

Check valid, government-issued ID

Understand the notarization type (acknowledgment vs jurat)

Keep a detailed Notary Journal (even though not required in FL, it’s highly recommended)

✅ DO: Use Correct Ink Colors
🖊️ Stick with blue or black ink only.
✅ Blue is preferred for loan signings—it clearly shows originals.
❌ Never use red, green, or glitter ink (yes, it happens!)

✅ DO: Administer Oaths Properly
✋🏾For affidavits or sworn statements:

Ask the signer to raise their right hand

Say: “Do you solemnly swear or affirm that the contents of this document are true?”

✅ DO: Verify Signer Identity

Confirm that the ID is current and matches the document

Use credible witnesses only under Florida law (and with proper documentation)

❌ DON'T: Ever Pre-Stamp or Pre-Sign Documents

You must witness the signer in real time

Don’t post-date or backdate documents

Your notary seal = your official action—use it carefully!

❌ DON'T: Give Legal Advice
⚠️ Notaries are not attorneys.
You cannot:

Explain loan terms

Say “this form looks good”

Help them decide which notarization is needed (unless you are dual-commissioned as a legal professional)

❌ DON'T: Notarize Blank or Incomplete Documents

All blanks must be filled in before notarizing

If unsure, politely decline until the doc is complete
