This one gets misunderstood constantly.

“As-is” means the seller has told you upfront they won’t be making repairs. It does not mean you give up your right to inspect. It does not mean you’re agreeing to buy the home no matter what’s inside it.

You still get to hire an inspector. You still get to walk away if the foundation is crumbling or the roof is failing. You still protect your earnest money through your inspection contingency.
