Here's the thing: we think kind thoughts about people all day long, but most of them never leave our heads. And the person who needed to hear it never knows.

Kindness is most powerful when it's spoken.

In our line of work, we meet people in some of the biggest moments of their lives: first homes, fresh starts, hard goodbyes. We've learned that a simple "you've got this" can mean more than you'd ever guess.

So today, tell somebody. It costs nothing, and it might change their whole day.

Send this to someone who should believe in themselves a little more. And tell us below: who are you telling today?

Real talk: if you're waiting until you've saved 20% to buy a house, you might be waiting for no reason.

FHA loans can be as little as 3.5% down. VA and USDA loans can be $0 down for eligible buyers. And North Carolina has down payment assistance programs through the NC Housing Finance Agency.

On top of that, Gammon Communities and their preferred lender, Kimberly McClain Jones, are offering a 5.625% starting rate, fixed for the first 60 months, on all currently available move-in-ready homes for qualified FHA & VA buyers. Homes start at $299,900. Prefer a different deal? Ask about the large buyer incentives instead.

Be honest: how much did YOU think you needed to buy a home? Drop your answer below, and tag someone who's been "saving up" for years.

Qualified buyers. [APR + full terms + lender NMLS #]. Subject to credit approval.

Real talk: why are so many people from Raleigh looking at Princeton?

Here's one reason. The median listing price in Wake County is about $493K. 111 Oakbridge Way in Princeton is listed at $339,900 and sits on 2.34 acres at the end of a cul-de-sac.

It's custom-built and was completed in 2024, with 3 bedrooms, 2 full baths, granite countertops, a custom front porch and a covered back patio. The fridge, washer, dryer and blinds all stay. It's in Emerson Fields, in the Princeton school district, and minutes from Goldsboro and SJAFB.

So, would you rather have a smaller lot closer to the city or 2+ acres and a little more drive? Drop your answer below, and tag someone in Raleigh who needs to see this.

Real talk: brand new doesn't always mean built well.

That's why we're proud to partner with LOCAL builders. They live here, they build here, and their names are on the line in the same towns where we all live. They know Eastern NC soil, weather and septic. And when you need them after closing, they're right down the road.

We also walk through these homes ourselves before we ever show them to you. Because whether it's Bob the Builder or our client walking through, quality matters.

So tell us: when you're buying a home, what matters more to you, the builder's reputation or the floor plan? Drop your answer below, and tag someone who's thinking about building.

We LOVE Walnut Run, and once you see the Hunter Plan, you will too.

1730 Walnut Run Drive, Deep Run, NC
$308,800
Ask about the $10,000* buyer incentive. Use it as you choose.

The heart of the home: an open-concept family room and island kitchen with quartz countertops, a tile backsplash and stainless steel appliances
The cozy factor: a fireplace for slow evenings at home
The owner's suite: a soaking tub, a separate shower and an oversized walk-in closet
The layout: a split-bedroom design, so the owner's suite stays private from the two other bedrooms
The outdoor space: covered front AND back porches for morning coffee or evenings outside

That's 1,615 sq ft of new construction, with laminate flooring and finishes that feel high-end.

Here's the thing: Deep Run gives you that quiet country setting, but you're not stuck out there. You have easy access to SJAFB, Greenville, Goldsboro, New Bern, Jacksonville and the NC beaches.

It's a Gammon Communities home built by Neuse Landing Homes, a local builder we trust and walk through ourselves.

Save this, and DM us "WALNUT" to schedule your tour.

Real talk: if someone told you that you can't buy a home, or that your home won't sell, we want to hear from you.

We've worked with buyers who were told they'd never qualify and sellers who were told the market was too tough. Not every answer is "yes, today." But there's almost always a path, and our job is to find it with you.

You'll get an honest plan from a team that doesn't quit.

What's one thing someone said you couldn't do that you went and did anyway? Tell us below, and tag someone who needs a little encouragement today.

Real talk: here are 3 things people moving to Eastern NC usually don't find out until it's too late.

1. Homeowners insurance doesn't cover flooding. Flood insurance is a separate policy, and it usually has a 30-day waiting period.
2. A lot of homes here are on septic. Always get it inspected before you close.
3. Many areas qualify for USDA loans, which means zero down for qualified buyers.

None of this is bad news. It's just stuff you should know going in, and that's what we're here for.

If you've already moved here, what's one thing you wish someone had told you? Drop it below, and share this with someone planning their move.

If you could build your home from scratch, what's the first thing you'd design?

Here's your chance. 2129 Briarwood Drive in The Briary, Kinston is a presale opportunity on a 0.51-acre lot, at $397,900, with local builder Neuse Landing Homes.

You can build from their book of plans or bring your own, then pick your finishes at their design showroom right here in Kinston. If this lot isn't the right spot, they have more lots in multiple counties.

So tell us: a huge kitchen, a dream primary closet, or a big back porch? What's your must-have? And tag someone who's been talking about building!
