Thoughts to think about when getting ready to sell your house.

1) Plumbing and Hot Water Heater-Leaks, Pressure, Clogs, Rust on and aroud hot water heater, life of hot water heater, make sure the heater has earthquake straps around it.
2) Electrical systems-working plugs, GFCI to code, Frayed wires, check electrical panel for double tapping, or loose wires, working lights, replace light bulbs
3)Havac-Have A/C and Furnace Inspected, change filter regularly
4)Roof & Siding-Check for problems or have inspected to answer questions on these.
4) Consider seriously offering a Home Warranty.

Rates are still fluxuating up and down. Mostly up. The feds can't seem to make up their mind what they want to do. Here is the latest.

Mortgage bonds opened lower this morning, with Treasuries under modest pressure following a Financial Times report that Fed Chair Kevin Warsh remains committed to a data-dependent approach, with sources indicating he would be prepared to raise rates if inflation remains elevated.

What to continue to watch

Continue locking loans closing soon while floating most other files -

• Where are rates headed? Higher.

• Why? Back and forth geopolitical tensions, higher oil prices, solid economic data.

• What’s next? Key jobs data on Friday.

Minute Market update

Floating the Market. As we have talked about for the last two weeks, no person or company can predict the daily direction of bond market prices beyond a 50/50 probability, which is effectively a 100% worthless prediction. This is not an opinion; it is an easily provable fact.



Advice to float or lock on any market day is basically a prediction that tomorrow’s rate sheet will be better or worse than today’s. Any person or firm who claims their float and lock advice has better than a 50/50 accuracy rate can easily be proven incorrect by simply comparing daily market price changes after their float and after their lock advisements.



Advising a person to “float” the market can be just as poor advice as advising a person when to “lock” their rate. For example, last Monday, a well-known firm advised their clients to float the market. This ended up being bad advice as Monday’s rate sheet was the best of the week and anybody who decided to float on Monday ended up with worse rate sheet pricing for the rest of this week. The borrower who planned to lock on Monday but instead followed the float advice, ended up with a worse rate sheet.



The same thing happened this Monday. If a borrower received float advice Monday morning they missed the best rate sheet of this week, so far. If they want to continue to float, they are taking a 50/50 chance each new day of a better or worse rate sheet, and they are taking the risk that a very bad international event occurs pushing rates much worse than the slight improvement they may hope to gain by floating.



This Week’s Reports. This will be a very quiet week of scheduled economic reports, with no reports likely to impact bond prices or interest rates. Any price volatility this week in the bond markets would likely be due to any unscheduled political news or any increase in hostilities in the Persian Gulf pushing up oil prices.
