You probably compared six apartments before signing your last lease.

Most first-time buyers pick a real estate agent after one conversation.

Not because they don’t care. A referral is a good place to start, it’s just not the whole picture. Your friend had a different budget, a different timeline, and a different neighborhood. Most of all, a different financial goal for the house itself.

So here are three questions worth asking, and what a straight answer to each sounds like.

What the agreement covers, how an agent is paid, and whose interest comes first shouldn’t be things you have to dig for. A good agent will put all three on the table before you sign anything, not after.

Prices went up. Buyers slowed down.

Both happened in the Portland metro last month, and the gap between them is where your advantage sits.

The average sales price hit $630,500, up 3.8% from August and 2.2% from a year ago. But homes are moving slower: average days on market rose to 68, up 11 days from August and 6 from last September. And fewer buyers are committing. Pending sales dropped 12.6% from August and nearly 18% from a year ago, while new listings stayed steady.

For buyers: steady new listings plus fewer homes going under contract means more of them sitting there for you to choose from, with more time and more room to negotiate than you’ve had in a while. Fall into winter is a quieter window before spring competition picks up.

For sellers: values are still climbing, but pricing and presentation matter more than ever. The homes that sell are the ones priced right from day one. Price above what the market is actually doing and you end up chasing it back down, cut after cut.

A metro average doesn’t tell you what’s happening on your street. When we sit down, I pull the numbers for your neighborhood and walk you through what they actually mean for your timeline.

What happens before an open house matters just as much as the open house itself. 🏡

Signs go up for the best exposure. I also add small touches as needed, like clearing leaves or a quick vacuum, so buyers feel welcome the moment they walk in. And every conversation with a buyer tells me how the market sees the home.
