Clark County is looking like the more buyer-friendly pocket of the region right now — new listings jumped 11.7% to 143, homes are moving faster (48 days on market, down 14.3%), and prices are softening, with the median sale price down 6.1% to $549,000. Buyers are still transacting, they’re just negotiating harder.
Portland Metro tells a different story: prices are actually climbing (median up 5.5% to $559,500), even as fewer homes are closing (down 2.8%) — a sign the broader market is still holding firm on value.
Bottom line: if you’ve been waiting for a window to buy, Clark County may be it. And if you’re selling, pricing strategy matters more than ever.
