Priced out of Sellwood? You are looking 5 minutes too far north. Milwaukie is the value play of the year. The commute is faster than the West Hills and the price per square foot is over $100 lower than Portland proper.

Zillow is always a few days behind. I am seeing 12 price adjustments in Cedar Mill and Bethany this morning alone. These are January sellers who missed the holiday window and are starting to panic. If you want a 4 bed home for $50k under October prices, DM me.

THE MILWAUKIE MOMENT. If you are priced out of Sellwood, you should be looking at Milwaukie (97222) right now. With the 2026 MAX line improvements, the commute delta is gone but the price-per-square-foot is still $115 lower than Portland proper.
