Location, Location, Location! The marketability of a home can be adversely affected by neighboring properties. Even though a home appraises at a market value, the consumers are usually detoured by a neighboring blighted property. If there are homes on the market in your geographical area, try to always be a good neighbor. It not only benefits the homes for sale around you, but helps maintain your property as well. As a good neighbor you don’t want to overlook obvious issues to maintain your property. Tips to help: Ensure your yard is neat and mowed (landscaped neatly no matter if it's grass or rock). Lack of land covering is a stand out to most buyers. Put away toys and other items out of sight, not spread all over the property. Make sure any boarder vegetation is at least a foot off any property line, weeded neatly so it is not overgrowing in any way onto, over, or through your neighbors’ fences or space over property lines. Declutter your yard. Nobody wants to look at inoperable vehicles, cars on blocks, heavy equipment, construction items, and such materials should be out of sight (farms excluded). Any construction on your home should always be kept neat and always done in a timely manner. Even as most homeowners consider these items obvious and are already courteous in maintaining their personal property, sometimes items can be overlooked. Not properly maintaining your home can become a neighborhood nuisance. It not only devalues your personal property but also those nearby. Be a good neighbor and maintain homes, yards, and neighborhood values. If you're thinking about listing your home in the near future, contact me for a free comparative market analysis. 269-290-9185
