|APPRAISAL GAP|

An appraisal gap happens when the homes appraised value comes in lower than the price you agreed to pay.

Why does that matter? Your lender typically bases the loan on the appraised value, not just the price you offered.

Example:

You offer $400,000 for a home.

The appraisal comes back at $380,000.

Now there’s a $20,000 gap between what you agreed to pay and what the home appraised for.

Depending on your contract and financing, you may have to renegotiate with the seller, bring additional money to closing, or potentially walk away if you have the appropriate contingency.

Just because your offer is accepted doesn’t mean the deal is completely done. The appraisal can still play a BIG role in what happens next.

| Homestead Exemption |

Homestead exemption is a benefit available to homeowners who use a property as their primary residence. It can reduce the taxable value of your home, which may help lower your property taxes.

Example:
You purchase a home for $400,000 and qualify for homestead exemption. Instead of your entire home value being used to calculate property taxes, a portion may be exempt from taxation.

The important part is you have to apply for it! It’s not automatically added when you buy a home.
If you recently purchased a home in Florida, make sure you’re filing for homestead exemption by the deadline with your countys property appraiser’s office.
