🏖️ Mexico Beach home prices are UP nearly 45%... so why are we calling it a BUYER'S MARKET? 🤔

We just finished analyzing the Q3 2026 Mexico Beach Real Estate Market, and the numbers tell a much more interesting story than the headlines suggest.

📈 Median sale price: $555,000, up 44.9% year over year

🏡 31 properties sold during the third quarter

🔑 123 active listings as of mid-October

⏳ Nearly 12 months of available inventory at the most recent quarterly sales pace

Here's the catch: That 44.9% jump in median price doesn't mean Mexico Beach property values increased by 44.9%. In fact, some segments of the market are showing an entirely different trend.
