Selling privately can sound simple. Find a buyer, agree on a price, avoid some fees, and move on. We understand the appeal. We also understand how expensive that choice can become when the price is wrong.

The local story that caught our attention was not theoretical. It happened near the neighborhood where Bob grew up. Someone sold privately and was proud of the money he believed he saved. When we looked closer, the sale price appeared to be well below what the open market may have supported.

That is the danger.

A private sale can feel efficient because it removes steps. Sometimes those steps are the very things that create competition, protect the seller, and reveal the real value of the home. Professional photos, proper market exposure, pricing strategy, buyer qualification, negotiation, and clean contract handling are not just decorations on the process. The reason Bob and I keep sending market information, home value updates, and real estate checkups is not because we think everyone is about to move. Most people are not.

We do it because we have seen what happens when people wait until they are already under pressure to ask questions.
A neighbor says one thing. A website says another.
A postcard promises something else. A friend tells a story about how much money they saved. Suddenly, a homeowner is trying to make a major financial decision with partial information and too many opinions.

We would rather be useful long before that moment.

One thing that came up in a recent conversation with Bob was the value of a single story home. I have to admit, this one feels more personal every year. At a certain age, stairs stop looking charming and start looking like a daily negotiation with your knees. Groceries get a vote too.

In the neighborhood where Bob grew up, many of the homes are two story homes or split levels. A clean, updated single story home can draw a different kind of attention because it solves a real problem for buyers who want easier living.

That does not mean every rambler is worth the same amount. Condition still counts. Location still counts. Updates still count. Pricing still needs to be grounded in the market. The larger point is simple. A home’s value is not just square footage and bedroom count. Layout, livability, and buyer demand all play a role. This is where a good pricing conversation gets more useful than an online estimate.

The little details can change the way buyers see the whole house.
