Selling privately can sound simple. Find a buyer, agree on a price, avoid some fees, and move on. We understand the appeal. We also understand how expensive that choice can become when the price is wrong.
The local story that caught our attention was not theoretical. It happened near the neighborhood where Bob grew up. Someone sold privately and was proud of the money he believed he saved. When we looked closer, the sale price appeared to be well below what the open market may have supported.
That is the danger.
A private sale can feel efficient because it removes steps. Sometimes those steps are the very things that create competition, protect the seller, and reveal the real value of the home.
