Everything worth doing in Port Orchard, WA, this Labor Day weekend, all in one place.

Comment GUIDE, and I’ll send you my Local Port Orchard Guide.

The top three I’d do in Port Orchard this weekend:

Sinclair Inlet Waterfront downtown—because it’s the last real weekend to soak up summer by the water.

Port Orchard Farmers Market on Saturday—always a favorite for local produce and small businesses.

Labor Day Picnic at South Kitsap Regional Park on Monday—because most people forget Monday counts
is too.

Save this so you’re not scrolling Saturday morning trying to figure out what’s open in Port Orchard.

Manchester is one of those parts of Port Orchard that people tend to discover a little later and then wonder why nobody told them about it sooner.

Comment LISTING and I’ll send you the homes in Manchester that fit what you’re looking for.

So, why Manchester?

For me, a lot of it is the water.

You can grab coffee at Cups, head down toward the waterfront, and on a clear day look across Puget Sound toward Seattle. It’s one of those views that honestly never gets old.

Pomeroy Park and the waterfront are right there, and Manchester State Park is just a few minutes away when you want to get outside, walk the trails, or spend some time by the water.

And if nobody feels like cooking? Carbón Mexican Steakhouse is right in Manchester too.

The homes are a big part of the appeal because there really isn’t just one “Manchester look.” You’ll find older homes with character, newer construction, homes tucked back into the trees, and some pretty incredible properties with Puget Sound and Seattle views.

But what I think surprises people most is how Manchester feels.

It’s quiet. It’s a little tucked away. You’ve got water, trees, neighborhood streets and that small waterfront-community feel, but you’re still only about 15 minutes from downtown Port Orchard.

I’ve had buyers who weren’t even looking at Manchester initially, and then we drive through it and suddenly the conversation changes.
It’s just one of those places you really need to see for yourself.

So if Manchester hasn’t been on your radar yet, maybe it should be.

Comment LISTING and I’ll send you the homes in Manchester that fit what you’re looking for.

Thinking about tapping into your 401(k) to help buy a home? 🏡

It can be tempting, especially when saving for a down payment feels like the biggest hurdle to homeownership.

But before you pull money from your retirement savings, take a step back and look at the full picture.

Using a 401(k) for a home purchase can come with potential tax consequences, penalties, and the opportunity cost of losing future investment growth. That doesn’t necessarily mean it’s the wrong choice for everyone, it means it’s a decision worth making carefully.

Before making a move, consider:
• Low- or no-down-payment loan options
• Down payment assistance programs
• Your overall budget and monthly payment
• The long-term impact on your retirement savings
• Guidance from a qualified financial professional

Your 401(k) isn't necessarily your only path to homeownership.

If you're considering buying in Kitsap County and aren't sure what options are available, we are happy to help you understand the real estate side of the process and connect you with the right professionals for the financial questions.

🏡 Your “dream home” wishlist might look a little different than it did a few years ago.

Homebuyers are getting more intentional about what they actually need versus what simply sounds nice on a listing sheet.

A huge bathtub? Beautiful, but do you use it?

A formal dining room? Or would that space get more use as an office, playroom, or flex space?

A massive yard? Or would a smaller, easier-to-maintain outdoor space fit your lifestyle better?

The truth is, there isn't one universal list of “must-haves.”

The best home is the one that works for your actual life, not someone else's idea of what a dream home should look like.

And here in Kitsap County, that can mean something different for every buyer.

What’s one feature you thought you absolutely needed in a home that you rarely use now? 👇

I have to go to Port Orchard, WA for an “emergency.”

It's pretty serious.

Very urgent matters include my favorite Vanilla Chai Tea at Josephine's Mercantile, a walk along the waterfront, happy hour at Wh***ey Gulch, and probably a few stops on Bay Street I didn't technically plan to make.

If the mountain is out, there's also a very good chance I'm taking the long way home.

And if it's Saturday? The Port Orchard Farmers Market might somehow become part of the emergency too.

This is one of my favorite things about living in Port Orchard. You can grab a drink downtown, wander through the local shops, walk along Sinclair Inlet, stop somewhere for a bite, and somehow turn a quick errand into half a day.

Not exactly an emergency, but I'm sticking with my story. 😂

Swipe to see a few of the Port Orchard places I find myself going back to again and again.

How well do you really know Kitsap County? 🌲🌊

There are plenty of assumptions about what it’s like to live in the Pacific Northwest, especially when it comes to ferry life, weather, cost of living, and how close you really are to everything.

But some of the things people think about living in Kitsap County aren’t quite the full story.

I’m clearing up a few common MYTHS vs. FACTS in today’s carousel. 👇

Whether you’re already living in Kitsap County, considering a move to the area, or just curious about life on the peninsula, I hope you find something that surprises you!

Have a Kitsap question you’d like me to answer in a future post? Drop it in the comments!
