One thing I wish more sellers knew about pricing a home: the market doesn’t price your home based on what you need to get from it.

Your home’s value is influenced by what buyers are willing to pay for it today, based on current competition, location, condition, recent sales and what buyers are seeing when they compare homes.

That’s especially important in the Kitsap County market, where neighborhoods and individual properties can vary quite a bit.

Pricing too high can mean fewer showings, more time on the market and eventually having to make a price adjustment. Pricing strategically from the start can help your home get in front of the right buyers while it’s fresh on the market.

If you’ve been watching mortgage rates online and thinking, “I’m going to wait until rates come down,” there’s something important you should know:
The rate you see in a headline isn’t necessarily the rate you’d get!

Mortgage rates are influenced by a number of factors, including your credit, debt-to-income ratio, down payment, loan program, and overall financial picture.

And there can be other ways to structure a purchase, too. Depending on the situation, a seller concession or rate buydown may help reduce your upfront costs or monthly payment.

That doesn’t mean buying is automatically the right move right now. It means you shouldn’t make the decision based on a headline alone.

If you’ve been sitting on the sidelines because of mortgage rates, your first step could simply be having a conversation with a lender and finding out what your actual numbers look like.

Then you can compare your options:
🏡 What would buying look like today?
⏳ What would waiting 6 or 12 months look like?
💰 How much would you need for a down payment and closing costs?
📈 What could a rate change mean for your monthly payment?

You may decide to buy now. You may decide to wait.

But at least you’ll be making that decision based on your numbers, not someone else’s mortgage rate.
