This would be such a good conversation to have with your sellers before you ever go live.

When repair negotiations stall, it’s rarely because the deal is “falling apart.” Most of the time, it’s because one of three things is missing: clarity, structure, or follow-up.

Here’s how to get things moving again without creating tension 👇

1️⃣ Re-check the repair language
Vague requests slow everything down. “Fix HVAC” or “address foundation concerns” leaves too much room for interpretation. Clear, itemized requests = faster responses and fewer back-and-forths.

2️⃣ Confirm deadlines with all parties
Don’t assume everyone is working off the same timeline. Clarifying response deadlines keeps negotiations from dragging out and helps manage client expectations.

3️⃣ Separate emotion from solutions
Repairs aren’t personal, but they can feel that way to clients. Refocusing the conversation on solutions (credits, caps, or specific repairs) helps keep negotiations productive.

4️⃣ Keep communication organized
Scattered emails and side conversations create delays and confusion. Centralized, organized communication helps you stay in control of the negotiation.

5️⃣ Track the negotiation like a deadline, not a conversation
Repair negotiations need the same level of structure as option periods and financing timelines. When they’re tracked properly, momentum stays intact.

Strong negotiation isn’t about pushing harder, it’s about managing the process well. When timelines, communication, and documentation are handled properly, deals move forward and clients stay confident in your guidance.

Once your client is under contract, their priorities shift fast… and it’s usually not what we think.

They’re not focused on the paperwork or how many emails went out. What they really care about is feeling informed, reassured, and confident nothing is being missed.

Here’s what you can take from that:

• Clarity beats constant updates. Clients don’t need to hear from you all day. They need to know where things stand and what (if anything) they need to do next.

• Set expectations early. When clients know when they’ll hear from you and what updates to expect, they feel calmer and more in control throughout the process.

• Flag things before they become problems. Clients trust you more when issues are addressed early, not when they show up at the last minute.

• Protect their decision fatigue. Fewer choices and clear guidance go a long way once emotions are high and timelines matter.

When these things are in place, transactions feel smoother, communication feels easier, and clients walk away saying the experience felt simple… even when it wasn’t.
