There's always that one door! 🤣

The first 72 hours of a listing determine more of the final sale price than everything that comes after. Here is what we are doing inside that window.

Hours 1 to 6.
The moment a listing goes live we are monitoring how it is indexing across every major portal. Zillow Showcase rendering correctly, photography displaying properly, listing appearing in the right search filters for the right buyer profile. If anything is off it gets fixed immediately. The first impression does not get a second chance.

Hours 6 to 24.
We are reading the early showing requests carefully. How many, from which buyer agent offices, at what price range. We are also watching digital ad performance in real time and adjusting targeting if the early data is not where it needs to be. Most agents do not even know this data exists. We are acting on it before the first full day is over.

Hours 24 to 48.
First showing feedback arrives and we read every word. We are also calling buyer agents directly rather than waiting on Showing Time forms. A buyer agent on the fence about writing an offer is sometimes one real conversation away from submitting one.

Hours 48 to 72.
By this point we have a clear read on whether the pricing and positioning are working. If the signals are strong we push the momentum. If we are seeing early warning signs we have the conversation with the seller before day three — not after day fourteen when the window has already closed.
Most sellers never see any of this. The outcome at closing is built right here.
