For many conventional loans, lenders may evaluate:

1. HOA reserves and the overall budget

Could down payment assistance help make buying in Pontiac or Detroit more manageable? Possibly: but these are separate, city-specific programs administered by National Faith Homebuyers, not Michigan Mortgage Pro’s program.

Pontiac: Eligible first-time buyers purchasing inside the City of Pontiac may qualify for up to $20,000 toward down payment and approved closing costs. Requirements may include household income at or below 80% AMI, assets of $20,000 or less, homebuyer education, and compliance with affordability-period and lien rules.

Detroit: Eligible buyers may qualify for up to $25,000 toward down payment and approved costs. Requirements generally include 12 months of Detroit residency: or a qualifying property-tax-foreclosure exception: no homeownership in the past 3 years, income within program limits, homebuyer education, lender pre-qualification, a signed purchase agreement, and other city requirements.

The July 2026 Realtor.com Detroit Market Report shows 10,694 active listings, up 13.2% year over year. The median list price was $275,000, down 1.8%, and 19% of listings had price reductions. Median days on market was 39: still faster than the national median of 57 days. New listings were also up 5.2%.

Before calling it a deal, ask:

Wondering how a 2/1 temporary rate buydown could affect your Michigan home payment? Here’s the simple version:

• Year 1: The payment is based on an interest rate 2 percentage points below the full note rate.
• Year 2: The payment is based on a rate 1 percentage point below the full note rate.
• Year 3 and beyond: The payment returns to the full note rate.

The subsidy may be funded by the seller, builder, or buyer. Important: loan approval and qualification are generally based on the full note rate: not the temporarily reduced payment.

A 2/1 buydown is temporary payment assistance, not a permanent rate reduction. It also doesn’t automatically make a home affordable, so make sure the year-3 payment fits your budget.

June brought the region’s highest monthly home sales of 2026:

610 homes sold : up 20% year over year
1,628 homes available : up 16%
Median price: $312,000 : up 2%
About 2.5 months of supply

The takeaway? Buyers have more choices and may have more room to compare homes and negotiate thoughtfully. But don’t assume every seller will accept a major discount. Demand is still holding up, and the average selling price was relatively steady at $332,500, down just 1% from June 2025.

Local conditions can vary by city, property type, and neighborhood. The smartest move is to look beyond the headlines and evaluate the specific home, price, condition, and overall value.
