Your mortgage interest may not lower your taxes at all in 2026.

You only get the deduction if you itemize, and the 2026 standard deduction is $32,200 for married couples filing jointly (IRS). In our example — a $400,000 loan at an example 6.5% rate plus $6,000 of property tax — a married couple's itemized total was $31,868. The standard deduction won.

New for 2026: the IRS says the PMI and FHA mortgage insurance deduction is back, with an income limit.

Did you itemize or take the standard deduction last year?

Your closing date can slip because of one form — and Saturdays count toward it.

Your lender must make sure you get your Closing Disclosure at least three business days before you close. For this rule, every day counts except Sundays and federal holidays. Get it on a Tuesday, and Friday is the earliest closing.

Only three changes restart that 3-day clock: the APR moves past the allowed limit, the loan type changes, or a prepayment penalty is added.

Did you know Saturdays count?

Want to buy a new home before you sell the one you're in? Your lender may count BOTH house payments.

Fannie Mae's Selling Guide (updated Sept. 2, 2026) says if your current home won't close before your new one, both payments are used to qualify you. The old payment can come out once you have an executed sales contract and your buyer's financing contingencies are cleared.

Building new can buy you time: Census data shows half of single-family homes built for sale in 2025 were finished 4 to 6 months after the start.

Would you sell first or buy first? Tell us below.

Earning $100,000 a year? Here's roughly how much house the math supports.

Your gross monthly income is about $8,333. A common rule of thumb keeps your housing payment near 28%, about $2,333 a month. In our example, with no other debts, $600 a month for taxes and insurance, and Freddie Mac's 7.40% average rate (week of Oct. 8, 2026), that supports a loan of about $250,300.

Stretch to 36% and the example loan rises to about $346,600. One $500 car payment cuts that by about $72,200.

Which number surprised you most?

Buying a brand-new home with a VA loan? Ask the builder about the warranty before you sign.

VA's lender handbook says that on new construction, the veteran must be given a 1-year warranty on VA Form 26-1859 or a 10-year, insurance-backed warranty. And since VA Circular 26-25-1 (March 31, 2025), builders no longer need a VA builder ID number for a standard purchase.

Veterans: did your builder walk you through the warranty?

Bought a brand-new home in Palm Beach County? Your second tax bill can be much bigger than your first.

Here's why. Florida values property as of January 1. Under Florida Statute 192.042, a home not "substantially completed" on January 1 gets no value placed on the house for that year. So the first bill can be close to land only, and the next one includes the finished home.

Two tips: file homestead by March 1, and pay in November for the 4% discount.

Did your first tax bill surprise you?

An ARM can cut your payment now. The real question is what happens in year 6.

In MBA's survey for the week ending Oct. 2, 2026, the average 5/1 ARM rate was 6.43% vs 7.49% for a 30-year fixed. On a $400,000 example loan, that's about $284 a month less for five years.

The catch: with 2/1/5 caps, the rate can rise up to 2 points at the first reset and 5 points over the life of the loan. In our example, the worst case is about $3,784 a month.

Would you take the lower rate now, or pay more for a fixed one?

Getting pre-approved feels like a yes. It is really a "yes, so far."

The CFPB says pre-approval letters "are not guaranteed loan offers." Your lender checks your finances again before closing. For Fannie Mae loans, your credit, income and asset papers must be no more than four months old on the closing date. If your new home is still being built, expect to send fresh pay stubs and bank statements before you close.

Have you ever had to update your papers while waiting on a new build?

Putting 3.5% down on an FHA loan? The mortgage insurance can last as long as the loan.

Under HUD's chart, FHA's annual premium drops off after 11 years only if you put at least 10% down. With a conventional loan, the CFPB says PMI must end automatically when your balance is scheduled to reach 78% of the home's original value. FHA still has real perks, like 3.5% down with a 580 credit score.

Which one did you pick, and why?

Florida taxes your deed AND your mortgage at closing. Here's the math.

On a $400,000 example home with a $380,000 loan, outside Miami-Dade:
Deed doc stamps: $2,800
Mortgage doc stamps: $1,330
Intangible tax: $760
Total: $4,890

Who pays which one? Your contract decides. The Florida Department of Revenue says all parties are liable no matter who agrees to pay.

Did your Loan Estimate show these clearly?
