Point Roberts homes are asking about $478 per square foot right now.
Buyers are paying closer to $293.
That’s a pretty big gap, and it helps explain why about a third of the homes currently for sale on the Point have already had a price reduction.
I went through every Point Roberts sale from the last 12 months and compared those numbers with what’s on the market today. A few things really stood out:
• 49 homes sold over the last year, with a median price of about $400K.
• There are 33 homes for sale right now. At the current sales pace, that works out to roughly 8 months of inventory, which gives buyers quite a bit of choice.
• Only 3 homes sold for more than $1 million, but there are currently 10 homes listed above $1 million.
• The $400K–$500K range is pretty crowded right now. There are 9 homes for sale, while only 7 sold in that price range over the last year.
• The $500K–$1M range looks quite different. 16 homes sold in that range, and there are only 5 available right now.
So if you own a Point Roberts home that would likely fall somewhere between $500K and $1M, you may be sitting in one of the stronger parts of the market right now. And yes, that includes owners who live on the Canadian side.
For buyers, there’s definitely room to negotiate. Summer was the busiest stretch of the year, and we’ve seen prices soften a little since spring.
