We’re all going to be millionaires in the near future… but there’s a catch. 💰🏠

A million dollars just isn’t going to mean what it means today.

In 2001, the median existing home in America was around $147,000. Today, it’s well over $400,000. Now economists are predicting the typical American home could reach $1 MILLION around 2050.

That sounds insane… until you realize someone in 2001 probably would’ve said the same thing about today’s prices.

Yes, real estate has corrections. Some markets go down, some stagnate, and nothing appreciates in a perfectly straight line. But over long periods, home prices have always moved higher, partly because the dollars we measure those homes in become worth less over time.

And here at the Jersey Shore, this gets even more interesting. Many of our markets are already well above the national median, and in some Shore towns, $1 million isn’t a future milestone, it’s already a pretty normal price point.

So if the national median home eventually becomes $1 million… what does that make the typical Jersey Shore home? 👀

And more importantly, if an average house costs $1 million, what will everything ELSE cost?

🥪 $40 sandwich?
🚗 $150,000 SUV?
☕ $18 coffee?
🍬 Apparently a stick of gum requires financing?

Just another completely normal week in NJ Shore real estate. 😂

Some homes are flying off the market, some are sitting around waiting for someone to notice them, and every once in a while a closing makes everyone ask… “IT SOLD FOR WHAT?!”

So what are we calling this market?

🔥 Supply & demand
🤯 Pure insanity
💰 Too much money chasing the RIGHT houses
🏡 Just the new normal

One thing’s for sure — not all houses are created equal in this market.

And that’s real estate sometimes.

You get the listing. You study the property. You plan the marketing. You make the graphics. You post the reels. You send the emails. You promote the open house all week.

Then you get there early. Turn on every light. Open the blinds. Adjust the thermostat. Put out the signs. Make sure everything looks perfect.

And then…

🦗🦗🦗 - crickets.

Which makes this one even crazier because these are brand-new construction condos at a genuinely amazing price. I thought for sure I’d have people walking through the door.

Nope.

One of the things I don’t think people outside of real estate always understand is just how much rejection is built into this business.

Calls that don’t get returned.
Clients who disappear.
Listings you don’t get.
Deals that fall apart.
Offers that lose.
Marketing that flops.
Open houses where nobody shows up.

And if you put yourself out there publicly like I do, you can sprinkle in the occasional internet expert telling you everything you’re doing wrong. 😂

But here’s the thing…

You still have to show up.

I’ve been doing this a long time, and apparently the universe still occasionally likes to remind me that I’m not above sitting alone in an empty condo staring hopefully at the front door.

And that’s okay.

Because success isn’t every open house being packed. It’s not every video going viral, every prospect saying yes or every idea working exactly the way you pictured it.

Sometimes success is simply being willing to keep putting yourself in position for the next one to work.

So this post is for every Realtor, business owner, salesperson, entrepreneur, creator or anybody else out there hustling who put a ton of effort into something this week only to hear crickets.

Keep going.

Take the rejection. Laugh at yourself. Learn something from it. Put the signs back in the trunk.

And show up again tomorrow.

Because eventually somebody walks through that door. 💪

On paper it will be a 4br 2.5ba home but it’s also going to have an open concept but still gets the 2 car garage and a study - also will have the walk up 3rd floor!
