I know… looking at houses is the FUN part! 😍 But before you start scrolling listings and scheduling showings, there’s one important step you don’t want to skip.

💰 GET PRE-APPROVED FOR A MORTGAGE FIRST!

Here’s why it matters:

✅ Know your budget. Find out what you may qualify for and what monthly payment feels comfortable for YOU. And remember, just because a lender approves you for a certain amount doesn’t mean you have to spend it all. Your budget should work for YOUR life!

✅ Shop with confidence. Focus on homes that fit your financial goals instead of falling in love with something outside your budget.

✅ Be ready to act. When the right home hits the market, you’ll be better prepared to make an offer.

✅ Show sellers you’re serious. A pre-approval letter can strengthen your offer and help demonstrate that you’ve taken the first steps toward financing.

❤️ MY BIGGEST TIP: Don’t wait until you find your dream home to talk to a lender. The best time to prepare is BEFORE you start house hunting!

One of the most common things I hear from sellers is “Let’s price it a little high. We can always come down and negotiate.” Sounds logical, right? But here’s the problem…
Buyers don’t negotiate with an overpriced listing- they often skip it.
💎 buyers are comparing your home to the competition — if similar homes are priced lower, you may not make their shortlist
💎overpricing can reduce showings — fewer showings = fewer opportunities
💎price reductions don’t create urgency — a home that starts too high and later drops can lose the momentum it may have had if it has been positioned correctly from the beginning
💎the strongest negotiating position comes from attracting the right buyers — a well priced home creates more interest, showings & potentially more than one interested buyer

💡💡Pricing is about positioning your home where the market will notice it
