Bargain Hunting With Rates Above 7%
With mortgage rates holding above 7% and the markets anticipating further moves from the Fed, affordability is top of mind for so many of our clients right now. Treasury yields have added to borrowing costs, but we know from experience that planning ahead can make all the difference. One recent study highlights the value of building in rate cushions: consider preparing for a potential half-point increase within three months, three-quarters within six months, and a full point by the one-year mark. Over our 40+ years guiding buyers and sellers in Minnesota, we’ve often seen that those who time their purchase for later in the year gain valuable negotiation leverage—early Q4 homes, for example, were typically about 5% less expensive than those in late Q2, with fewer competitors in the mix and more time to negotiate terms. With a five-month supply on the market last month, buyers have been able to negotiate not just on price, but on closing costs, discount points, or even temporary rate buydowns. While the markets are still pricing in more Fed tightening, we’re keeping a close eye on the long-term goal of cooler inflation and, hopefully, friendlier mortgage costs ahead.
